When EAY Electrical was contracted as the electrical team for a high-end new residential build in Strathmore, we knew from the first site meeting that this was a project where every detail would matter.

The brief was clear: a luxury home that would set a new standard for the street. The builder and owners wanted electrical and lighting work that matched the ambition of the architecture — not functional, not standard, but exceptional. This is how we delivered it.


The Brief: Full Electrical Contracting for a High-End Residential Build

EAY Electrical was engaged as the principal electrical contractor for the complete new home build. Our scope covered everything from the switchboard design and rough-in wiring through to the final fit-off of every light fitting, power point, and feature installation in the home.

The key lighting elements the owners had specified were:

  • Luxury LED downlights throughout all living areas, bedrooms, and wet areas
  • Architectural back lighting behind feature walls and built-in joinery

Stage 1: Switchboard Design and Rough-In Wiring

Before a single light fitting went in, the electrical infrastructure had to be designed and installed correctly. For a home of this scale and specification, the switchboard needed to be engineered — not just assembled from standard components.

EAY Electrical designed a custom switchboard with dedicated circuits for every major load in the home: the kitchen, the home theatre, the HVAC system, the EV charger, the outdoor entertaining area, the pool equipment, and each lighting zone. Every circuit was individually protected with circuit breakers and safety switches, and the board was sized with spare capacity for future additions.

During the rough-in phase, our team ran all wiring through the frame before plastering — including the data and low-voltage cabling for the smart lighting system, speaker pre-wiring, and security infrastructure. Every cable run was planned to minimise visible conduit and ensure the cleanest possible finished result.

Getting the rough-in right is where luxury builds are made or broken. Changes after plastering are expensive, disruptive, and visible. We planned every circuit, every outlet position, and every lighting point in detail before the frame was closed.


Stage 2: Luxury LED Downlight Installation

The downlights throughout this Strathmore home were selected by the interior designer — premium dimmable LEDs in a consistent warm white colour temperature across all living areas, with a slightly cooler temperature in the kitchen for task clarity.

EAY Electrical's role was not just to install the fittings — it was to make the lighting design work spatially. Downlight placement is one of the most underappreciated elements of luxury interior lighting. Place them incorrectly and you get harsh shadows, bright spots, and a space that feels uncomfortable despite expensive fittings.

Our approach for this project:

Living areas — downlights positioned to illuminate the room evenly with no shadow lines at seating height. Separate dimmable circuits for ambient and accent functions allowing the owners to shift from full bright entertaining light to warm intimate evening settings with a single adjustment.

Bedrooms — soft, even illumination with dimmable control. Downlights positioned away from bed head walls to avoid glare when lying down — a detail that most standard installations overlook entirely.

Bathrooms and wet areas — IP65-rated fittings throughout, positioned to illuminate faces at the vanity rather than create unflattering overhead shadows. Heated exhaust fan integration on dedicated circuits.

Kitchen — bright, even task lighting across all bench surfaces, with separate circuits for the island pendants and under-cabinet lighting allowing independent control of each zone.


Stage 3: Architectural Back Lighting

The back lighting in this Strathmore home was one of the elements that elevated it from impressive to remarkable. Concealed LED lighting behind built-in joinery, feature walls, and architectural reveals creates depth, warmth, and a premium quality of light that cannot be achieved with any surface-mounted fitting.

EAY Electrical installed architectural back lighting in several key locations:

Living room feature wall — a full-height stone feature wall with concealed LED lighting behind a floating shelf structure, creating a warm glow that silhouettes the wall texture and makes the room's centrepiece genuinely breathtaking after dark.

Master bedroom joinery — concealed LED lighting above and below the bed head joinery unit, creating a floating effect that gives the master suite a hotel-quality finish.

Hallway reveals — recessed LED strips in ceiling reveals along the main hallway, providing soft ambient navigation lighting that activates on a sensor after dark.

Entertainment unit — LED back lighting behind the built-in entertainment joinery in the living room, reducing eye strain from screen viewing while adding visual depth to the wall.

All architectural LED installations used high-CRI warm white strips with premium aluminium diffuser channels for even, shadow-free output. Warm dimming capability was built into each zone so the colour temperature shifts warmer as the light dims — replicating the natural behaviour of incandescent light that cheaper LEDs cannot achieve.


Stage 4: Designer Pendant Lighting

The pendant lights in this home were chosen to make statements. EAY Electrical's role was to make sure those statements were made correctly — at the right height, on the right circuit, wired cleanly so the fittings could do their job.

Kitchen island pendants — three oversized designer pendants positioned above a 3.2 metre stone island bench. Height calibrated to the bench height, ceiling height, and pendant scale to achieve the precise visual proportion the interior designer had specified. All three on a shared dimmable circuit with a single switch point and a secondary smart control.

Dining area pendant — a large statement pendant above the dining table, centred precisely over the table rather than the room, requiring careful coordination with the plasterer and carpenter during the build to ensure the ceiling rose landed in exactly the right position.

Void pendant — the architectural void above the staircase featured a custom multi-drop pendant installation descending through two floors. This required careful structural planning, custom cable management, and a dedicated circuit run from the switchboard with dimmer control accessible from both levels.


Stage 5: Luxury LED Strip Lighting

LED strip lighting in a luxury build is not the same as LED strips from a hardware store. The difference in output quality, longevity, and finish between premium and budget strip lighting is significant — and immediately visible.

EAY Electrical installed premium LED strip systems throughout this Strathmore home:

Cove lighting — continuous LED strips in ceiling coves throughout the living areas and master bedroom, providing the signature indirect lighting effect that defines luxury residential interiors. All cove lighting was installed in aluminium extrusion channels with diffuser lenses for perfectly even output with no hotspots.

Staircase lighting — recessed LED strips in each stair tread riser, providing safety illumination that activates at dusk and dims to a warm glow through the evening hours. Clean, precise, and precisely the kind of detail that distinguishes a luxury home.

Outdoor entertaining area — LED strip lighting integrated into the pergola structure, along the outdoor kitchen bench base, and in the garden border retaining walls. All outdoor installations used IP68-rated strips and IP-rated aluminium extrusions designed for permanent outdoor exposure in Melbourne's climate.

Pool surrounds — LED strip lighting integrated into the pool coping and surrounding landscape, with colour temperature matched to the underwater pool lighting for a cohesive evening ambience around the pool area.


Stage 6: Smart Lighting Integration

All lighting zones throughout the home were integrated into a smart lighting system, giving the owners full control from their phones, voice control via Google Home, and the ability to create scenes — preset lighting configurations for different times of day and occasions — that activate with a single command.

EAY Electrical programmed and commissioned the smart lighting system during the final fit-off stage, including:

  • Individual zone control for every lighting circuit in the home
  • Preset scenes including Morning, Entertaining, Cinema, and Away
  • Automated schedules for outdoor and security lighting
  • Integration with the home's security system so all lights activate at full brightness on alarm trigger
  • A single "Goodnight" scene that turns off all internal lights, activates night lighting on the staircase and exterior, and arms the security system
